“Longtime listener here and excited to reach double-digit properties soon. Love the podcast but here are some points of feedback:
Positives:
1/ Comprehensive coverage of RE news: Many different point of views covering current events that can impact real estate (e.g., short-term rental regulations, fed rate changes)
2/ A strategy for everyone: Fix-and-flip? SFH long-term rentals? Lend hard money to investors? There's something for everyone on this podcast
3/ Amazing anecdotes: David, Rob, Kathy and their guests have so many great stories to share - listeners benefit from their hard lessons learned and their wealth of knowledge
Negatives
1/ Skewed views: These hosts have "made it". Sometimes they can be out of touch with reality for most of their listeners as many of the opportunities the hosts describe are not accessible to the average investor. I'd challenge the hosts to do a podcast of how they'd start investing in today's market under certain financial constraints (e.g., median income, average credit score, limited money for down payment etc.)
2/ Inaccurate takes: The hosts are sharp but they sometimes say things without evidence or masquerade as a Subject Matter Expert when they don't have knowledge about the topic. Kathy's latest take about "printing money" being the reason for why it's so hard to buy a home is an inaccurate description of real inequality issues at play.
