#111: Drugs, Crime & Real Estate Investing
On this week’s show Gary chats Edward Fajardo, an investor on the path to greatness, it was an inspiring and sometimes dark conversation. Growing up in Parkdale, Edward was exposed to crime, drugs and a seemingly hopeless future, but got himself out, after using and selling drugs, robbing others, etc. He eventually turned to RE investing, but made a ton of rookie mistakes. This is a story that shows you can start no matter where you came from, or where you are in your life, it’s a matter of CHOICE. Edward still has his 9-5 job, and wanted to share his story about his beginnings in real estate.
WHAT YOU’LL LEARN:
How your CHOICES can radically change your life, no matter how old you are His early lifestyle was not about ego, but simply survival Some have said 90% mindset and 10% skills Cory McKinnon said 70% mindset, 20% environment, 10% skill set How Edward’s two lives were colliding - personal and work He describes himself as a ‘functioning’ addict How he realized if he didn’t stop drugs he’d lose everything He began a path of self discovery - how where he came from influenced him, but it was NOT his future, and it began with the Joe Rogan podcast He then began listening to health and wellness podcasts, then RE podcasts He went broke from RE investing initially and then got into debt again Why he got a SECOND job to pay debt off, to WORK MORE TO PAY OFF THE BILLS Working weekends, nights, not seeing his family When a coworker mentioned investing for passive income with none of her own money, Edward was interested! His first property was buy/hold with tenants in place Why reserves are important on new buys Tenants didn’t pay rent Why he hired a property manager after 3 months Why he moved to the BRRRR strategy And MORE! Edward’s Bio
Edward has goals and aspirations of changing the trajectory of his family’s legacy. As a second-generation Filipino-Canadian born in Parkdale, Toronto Ontario he struggles with self-limiting beliefs of identity and worthiness. Faced with environmental conditions that are more suitable for a life of drugs and crime, Edward battled addiction and perceived feelings of inadequacies.
It wasn’t until his environment changed did he understand that his learnt behaviour was not permanent. This led him on a path of personal-development and a self-directed learning approach. Fast forward to present, with his new understanding of good debt vs bad debt, assets vs liabilities, Edward has carved a niche for himself as a self-proclaimed ‘late bloomer’. He is utilizing the powerful tools of real estate investing alongside his new skillset of trading Stock Options to engineer his lifestyle.
Scaling his real estate portfolio through personal and joint ventures partnerships, Edward uses a combination of BRRRR and buy and hold strategies to help others create generational wealth and improve ROT (return on time).
