“Overall these guys present an interesting and entertaining podcast and I have listened to many of their episodes now. Very relevant for an Australian audience and would recommend the earlier episodes.
More recently I have noticed a shift towards talking up a falling property market which is arguably in their best interests. I think giving some more balanced commentary on the market would be helpful.
For example, one of the often cited price growth drivers is migration to Australia and foreign investment in Australian residential property. Due to the COVID-19 pandemic and Australia’s relationship with China these drivers of growth are going to suffer in the short to medium term but this and it’s impact on property prices is never fully discussed on the podcast.
When talking about the unemployment rates they always say that it is over inflated due to the way it is measured. Basically saying that stay at home mums/dads who were never looking for a job will put their hand up for government assistance and therefore inflate the rates. While I do agree with this there is also a portion of people that were never counted before unemployment started to rise. That is, those who were willing to work and searched for a job and then gave up after an extended period of time searching. This portion of the population is not discussed when addressing the high unemployment rates.
Finally, these guys have a lot of good experience in the Australia property market and I’m sure could share many valuable war stories. When they talk about growth suburbs/ hot areas it is always a data driven discussion. As mentioned on the podcast buying property is an emotional decision for a lot of buyers and data has a lag time as well.
It would be good to get their own perspective not a data driven analysis. For example, it would be good for listeners to hear, in Sydney/Melbourne/Adelaide/Brisbane we are getting a lot of requests from clients to buy in XZY suburb(s) and we see XYZ suburb(s) as well positioned for growth because of XYZ.
