“Loving your podcast. I’m in the process of pre approval to look for home in St Pete in the Tampa Bay Area. Lots of great insight from you.
Probably will DM this on IG also.
Wanted to recommend a topic. I worked in freelance tv production. A lot of my work was W2 but some was 1099, and 1099G from unemployment because usually as a freelancer you are entitled at times of droughts with work.
I’ve been pretty prepared in the sense of research, saving for a longtime to put down more than 20%, mainly because of the nature of my industry, great credit and such. I also vigorously saved all my pay stubs, and W2s, tax returns, and all that. So right now if I don’t give a 2020 tax return with W2s and 1099S, I’ll have to show my 2018 returns and W2s which may or may not be in New York from where I moved. Lender is also asking for specific times I was taking unemployment in between jobs. Anyway, it is going to be interesting sourcing this stuff if I can’t wait to do my 2020 tax return. These are things that can be helpful to freelancers.
Lots of freelancers in my community are from what I’ve seen not even on the radar of looking for homes unless they’re seasoned well established pros in the industry who make tons of money, but there’s a huge market of them who make decent but not stellar like executive producers and such. OR if they happen to be married to someone who has a typical 9-5 or NOT a freelance lifestyle.
They all live moment to moment, renting like 6 people in an apartment in Williamsburg Brooklyn.
You may want to do an episode geared towards them 🙏🏼🤗. I feel like it’s going to be overall tougher for a single freelancer to get their income verified and maybe if they can be prepared a lot sooner it can help.”
