The point of keeping in touch with your past clients is not to "get" clients or referrals from them.  It's to help them be great homeowners, provide resources, and position you as the real estate expert in their life even if they aren't buying or selling anytime soon.  This is what I call the After Phase of your business and is Pillar 5 of the 5 Pillars of a Successful Real Estate Business.
