This idea that you can buy a unicorn A grade investment property that will deliver high yields and high capital growth, over the long term (20-30 years) is wrong. This ‘hot spot’ strategy is using short term time periods to calculate strong yields and capital growth, and never over multiple decades. It’s a flawed strategy over the long term.”
