Many property investors and developers will come across large properties that would work well if split into a number of smaller units, but sometimes the cost and process can be prohibitive. In this week’s show, Simon explains an advanced strategy known as 'Freehold to Leasehold Title Split’, which can allow you to do that very thing, but in a far easier way.      KEY TAKEAWAYS Look instead for properties that have already had the conversion work done. You must make sure that the property is a freehold property, and that none of the leaseholds have yet been created. You don’t necessarily need to know every strategy under the sun. Often the leases are not created by the original landlord. Leaseholders pay a ground rent, plus service charges, to the freeholder.
